5 Signs It’s Time to Replace Your Roof

Your roof dutifully keeps out the rain, keeps in the heat and keeps your home warm and dry. But like anything else, your roof has a lifespan. Here are 5 signs that it’s time to replace your roof.

1. It’s Old

Most roofs are only built to last 20 to 25 years. If your roof is coming up on that mark (or past it) it’s time to get out the ladder and make an inspection.

2. Damaged or Missing Shingles

The occasional damaged shingle isn’t cause for alarm, but if you notice a pattern it’s a telltale sign that it’s time to replace your roof. Look for shingles that are curved, bleached from the sun or missing altogether.

3. Stray Granules

When shingles start breaking off, they leave behind a trail of granules. If you notice granules in your gutter, across your roof or even in your yard, that’s a sign that your roof is nearing the end of its life.

4. Daylight or Leaks Through the Roof

Sometimes the best way to see if a roof needs to be replaced is to look inside, not outside. Take a trip to your attic to see if there are any spots where sunlight is poking through. If you see any stains on the ceiling that’s another sign that your roof is leaking and letting water in.

5. Your Energy Bill is Going Up

A good roof will help keep in heat. If you’ve noticed your energy bill costs creeping up year over year, a faulty roof could be the culprit. It might be a good time to invest in an energy-efficient roof.
